Design and Access Statement.
Client: Mr and Mrs J. Barnicoat.

Description Of Proposal: Proposed replacement dwelling.
 
Design Phlosophy:  The proposed site, Fairwinds, 16 Back Lane, Angarrack is access off Back Lane which is very quiet to vehicles due to not many houses being accessed off it, access onto the site can be via the front or rear access which are both used by vehicles and are owned by Fairwinds, there is a further pedestrian access adjacent to the main house which is down some steps to the main front door of Fairwinds.
 
The existing dwelling Fairwinds was granted Householder Planning Approval in July 2020, under application PA20/00542, to extend the existing property both at ground level and first floor level, the approval also included a new detached workshop to the East of the main dwelling.
 
Before these works were commenced, the extension and refurbishment works were looked at in great detail and it was decided that after demolition, there wouldn’t be much of the original structure retained, so inorder to provide the best build possible on the site, a ne Full Application is being submitted to replace the existing dwelling with a new dwelling, the design of which is the EXACT SAME as Approved under PA20/00542.
 
One reason to keep the as approved design is that the clients are happy with the way the building works internally and how it appears externally, plus since its been approved, there shouldn’t be any adverse objections form the adjacent neighbouring properties.
 
Another reason and one which is close to my clients beliefs is that in building a new dwelling, it will ensure that the dwelling has been constructed using locally sourced material and builders, the property being built as a whole project will enable it to be fully insulated above the current approved document Part L of the building regulations, it will also enable a much greener and eco friendly materials to be used.
 

Foul drainage will join the main SWW sewer which runs across the site.

The site is located in a Floodzone, as in, flooding to the lower Angarrack Area, this was addressed by a Planning Condition under the Householder Application PA20/00542 and subsequently discharged after it was designed out utilising an onsite soakaway, under the Application PA21/00627, the soakway system was designed by Engineering and Development Solution to allievate any surface water run off or flooding lower down in Angarrack

 

Access Issues:

Building Regulations 2000 - Part M:

The design of the proposed dwellings will be in accordance with the latest approved document Part M of the Building Regulations and noted below are some points which have been taken into account.

The main door has a 800mm wide clear opening fitted with a mobility threshold, ironmongrey to the door is so that in an emergency the door can be opened without the aide of a key.

Internally the layout has been designed to enabled persons to manoeuvre around comfortably with wide doors and large open areas.

All light switches and sockets are to be located within a zone of 450 and 1200mm high from finished floor level, has required under the approved document Part M of the Building Regulations

New floor surfaces will be of a non slip vinyl finish to all wet areas (bathroom and toilet).

All internal doors and ironmongrey to be contrasting colours to aide the visually impaired
