Full details revealed for new St Austell development

Full details have been revealed for a major new development in St Austell which will have 460 homes along with a hotel, shops and pub.
Images have been released of the 60-bed hotel, six new shops and the pub and restaurant planned for a site at Higher Trewhiddle Farm on the outskirts of the town.
Two new reserved matters planning applications have been submitted for the development site which already has outline planning permission, granted in 2017.
The 460 homes planned for the site are set to be delivered by Wainhomes which last year announced plans to start work on the first phase of 200 homes. Roadworks are currently taking place on Truro Road to provide a new roundabout which will provide access to the site.

No details have been included in the planning application regarding who might operate the hotel and pub/restaurant or which shops will take on the units.
The six shops include five for non-food retail and one for a convenience store. The plans include 612 parking spaces for the hotel, pub and shops.
For the main part of the development of 460 homes there are plans for road access from the A390 Truro Road using the roundabout which is currently being constructed.
There would then be a “main street” running through the site with smaller residential streets branching off. Cycle and footpaths will be provided across the site.

Of the 460 homes planned for the site 115 will be affordable – meeting the 25% rate set by the planning approval.
There will be 38 one-bedroom properties, 135 two-bedroom homes, 211 three-bedroom properties and 76 four-bedroom homes. They will be a mix of apartments and houses.
The two reserved matters applications were validated by Cornwall Council on Thursday (Jan23). No date has been set for when they will be decided.
