New 600-home neighbourhood with primary school to be built in Hayle
Construction on the first houses is likley to start in late 2021
Plans for a major town expansion could see 600 homes and a new primary school being built in Hayle.
Hayle Town Council and Cornwall Council have published the Hayle Growth Area concept plan, which unveils the final vision for a new neighbourhood to the south of the town.
"To meet demand and changes in population, Hayle requires around 600 new homes between now and 2030," the document reads.
"The aim is to focus on creating a high quality comprehensive new neighbourhood instead of piecemeal ad hoc development."
The development would include homes, green infrastructure, community facilities including a new school and possibly new healthcare facilities, new workspace and roads.
The site, close to the A30, would be built out over the next 10 to 20-year period. Cornwall Council says construction of the first houses is likely to start late 2021 or 2022.
"New buildings will need to meet new building regulations and demonstrate how they will seek to reduce emissions and mitigate against the effects of climate change," the document added.
"It is recognised that the proposed new neighbourhood to the south of the town will require significant community infrastructure. As such this offers the opportunity to ensure the sustainable provision of new school, areas of open space and new employment for residents."

The concept plan summary states that consultation must be undertaken with local GP surgeries, Cornwall Council and NHS Kernow to ensure appropriate healthcare infrastructure is incorporated into any plans.
A public consultation is currently ongoing and will run until August 10. It is the last time that members of the public will have their say on the project, after a previous consultation in 2019.

Following the consultation, the concept plan will be finalised, then Hayle Town Council and Cornwall Council will adopt the plan. It will be used to inform and assist the determining of any planning applications within the development area.
